Title: FD is on the move

I hope.

Weíve been casually looking for a larger house on the water for a year or so now. Last week we found it at Port Hatchineha. On a canal, on Hatch, 15 minutes by water from either Kissimmee or Toho.

The sellers have accepted our offer. Now the battle with the loan processor has begun. If I had a regular J O B with my income it would be a no brainer. However, this is the one instance when being a business owner is a real pain. Iíve had to submit years of both corporate and personal taxes and the waiting game has begun.....

Cue the jeopardy while I not so patiently wait for some goober in a cubicle to decide if Iím credit worthy.

Once I retired we had to do this when ever buying something large for Laurie. I like to get her vehicles in her name to help with her personal credit. 15 years ago when we had big advertisers, UB made money but banks don't believe in websites...

Which when you read the fine print says we think weíre going to loan you money but weíre not exactly sure, yet.

Hey will probably want another 3 rounds of documents including the same crap you already sent in.
When I bought my house I had to switch lenders during the process. Bank was taking too long and because of it kept asking for the same exact paper work just more updating. Bank statements and financial stuff.
Went to another lender and they got it all done quick. Hopefully you went to the quick ones.

The inspections went well. 2 guys spent 3 hours and only found  a couple of minor things but that was expected.

We signed disclosures and a rate lock in so I think things are moving forward with the Credit Union. They havenít asked for anything in a few days.

Rick- Iím going with the CU where I have my commercial accounts.  I deal with the regional manager and Heís leaning on the mortgage department so they donít jeopardize our ďdeposit relationshipĒ(his words).

When you put 7 figures in a local CU every year for 10 years they really donít want to piss you off.

I asked the same question to the current owner after staying at Camp Mack several times. He said you can hear them on the weekend if youíre outside but being on the canal with the master suite on the side away from the main lake you donít hear them inside. We will see...

Itís been over a week since Iíve heard from the bank. I guess I swamped them with paper last time. Everything is done except the appraisal and final approval. Itís a waiting game now and Iím told that no news is good news. Target closing is 4 weeks from today!

It's amazing how when the Bank and CU's want something from you they want it NOW, but are in no hurry to finish things up for you.

I would suspect that after a while you won't even notice them, same as folks that live by a train, Highway, or airport.

I visited some friends years ago that had a house where the road was cut off when the Interstate was put through. The road now ended at their place. The noise from the passing Trucks was crazy loud to me, but they didn't even notice it anymore.

But I remember listening to those Airboats at GH and yes they are LOUD and out running all night!

I received a new list of demands from the terrorists who are between me and my new lake house.

You were right Rick, some of the list is crap I have already sent them at least once.

I'm telling you. They scrutinize everything ever since the housing market crash. Problem is during all that scrutinizing a lot of the bank statements and money type of paper work they had you fill out will expire and they will want new ones. This will happen over and over again.
Hopefully once you clear these things up you'll be good to go and won't need to resend them all the proof that you have the money and credit to buy the place.

We went through the same BS when we Re-Financed a few years back. Same Bank as we have had for all but the first 2 years we've had the home. Took months to get done.

Finally we had enough and discussed our next move. When they called to ask for more information I told them "ok but this is it. Either Approve Us or Don't I no longer care. There are several others that are asking for our money". 

It was Approved the next day.

I have had a few mortgages in my life and they were as simple as a phone call and an appraisal.  I guess those days are gone.  We were seriously considering a lake house at Santee last summer and I would have to get a mortgage.  After reviewing the process with a couple lenders, I just told them to forget it.  My business that I sold was mostly with banking organizations and I do have a ton of contacts but in today's world that does not matter I guess.  We just decided to renovate our existing home and forget about the lake house.  At my age a mortgage isn't something I want to have hanging over my head.

During most of my career a handshake was a contract between men with integrity.  Those days are gone. During this whole process I have never been face to face and have only had two brief phone conversations. I didnít even use a pen to sign. Everything has been via email with electronic signatures.

We had dinner last night in the new neighborhood at The Port restaurant. They were very accommodating to Amyís milk allergy and the chef even came out to talk to her. The food was awesome and we both left stuffed with fresh seafood for $36 plus tip.

We finished dinner around sunset and hung out driving around scoping the place out. The air boats were loud out on the main lake as a pack of them were coming back to the ramp just before dark but we really did not hear them away from the lake. 

The entire ďPortĒ is a 25 mph zone and golf carts and UTVís are allowed on the street. Itís a really laid back, pickup truck driving, red neck neighborhood that we already feel comfortable in.

There a is county boat ramp next to the restaurant and a small camp ground that looks like it has 4 cabins for rent.
Not that Iím lobbying for a classic from here, just saying...

Lee I get you we went through the same dang thing when we re-financed. Same company for the last 10+ years and did a Re-Fi with them a few years before with no issue.

Drives you crazy. But its the Price We Pay for all the Deadbeats that got Loans back before 2008 that never should have and could't afford the payments, then when the Crash happened the Banks ended up with a Bunch of Housing they never wanted.

Real Crazy thing we are sort of headed for another Crash the way home pricing is on the rise again.

I'd have already called another lender. Having to submit duplicate documents is a sign of incompetance on their end. Have you talked to a manager or higher?

I sent a ďsternly wordedĒ email to the guy whoís performance appraisal is most affected by my deposits explaining my displeasure in the lack of customer service and reminding him that I have a choice in where bank.

Apparently the threat of losing his largest depositor got someoneís attention. He was the branch manger when I changed banks a decade ago after BOA pissed me off back then.

About an hour later a flurry of emails began between the mortgage department, the title company, my insurance agent and myself. The ball appears to be rolling rapidly now.

Itís sad really, that you have to resort to threats just to get people to to their job.

I in no way make deposits the size you must do with your business, but have always paid ahead of due date on the mortgage with a direct pay on-Line.

When I told them OK it or Not I didnít no longer care as there were others that wanted my money they jumped on it and it was approved within a few days.

Sometimes I think they do this crap just because they can. Gives them a sense of power.

The good thing is your able to use that tactic when needed. You have leverage.
It's sucks you need to resort to that though. Sometimes people need a little motivation though.

One week out. Been going back and forth with the title company, mortgage underwriter, and my insurance underwriter.

An additional roof inspection is set for Monday to verify the condition of the existing shingles.

As far as I know we are still on a go for next Friday.

My one Daughter is TRYING to buy a house. Yes it needs work, but it is priced well below its value due to that. The Seller is working with her to fix anything that is needed. The Seller's Realtor is trying to get her extra money to fix anything that is left.

The former people left it in a Mess Condition. Part of the deal was that she would have have it Professionally Cleaned and had that all lined up. The Roof Repair was lined up. The New Furnace was lined up. All that was needed wa to have the Loan Company (that has already approved her for way more than this house is selling for) get it's appraisal done.

Their Guy took forever and missed appointments. Finally showed and gave a Bad Report on the place. The Loan People asked Him for clarifying his comments. His reply that was several days late was simply that "this house is just a Flip House and not worth more".

Now the Loan People will not give her the money. Unless all the "to be done" work is completed by Tuesday.

That's right they want HER to pay to get all the stuff fixed before they will approve her the Loan. That's birdsh!t Crazy.

So she asked Dad to come over and help her clean the place out and do as much as we can tomorrow. There is no way she can or should pay to have stuff fixed on a house she doesn't and may not own. those people are nuts.

Fred thatís a big hell no. Donít do it. Donít put money into the house till itís yours.
Tell her to wait and find another house. Or have the sellers fix the required items.
Or find another lender and get someone else to go out there and inspect the house. Sounds like the first guy was an a hole.

I agree. I have NEVER heard of the new buyer going in and making repairs on a house so the Lender will approve the loan.

She wants this place bad. She has put in offers on several homes this year and each time it fell through after Inspection. The last one I thought wasn't worth it but she liked it and the "maintenance guy" from her work told her it was "Move In Ready". Dad was like , "hmm this guy doesn't know sh!t". The Inspector found about Half of the house was wired on ONE Breaker and wires tapped in and ran all over.

Thank God that one fell through.

This one it really a nice place once cleaned up. I think it was bought to either Flip or used as a Rental. There is Junk everywhere inside. Like the folks that lived there just waited until the last day and grabbed what they could and left. Place smells of Pet Urine. Her plan was to have a Team come in and clean out everything and disinfect it and make it like nothing happened. Had the lady lined up as soon as it closed.

It is a 1,600 SF House 3/2/1 with a nice Family Room with a Fireplace and a Screen Porch off of it. The Realtor built in money to Fix the Roof (has one bad spot), Clean the Place, Put in a new AC Unit, and get New Kitchen Appliances-- and the house is still way under it's value. She is really getting one heck of a deal.

But NO WAY am I letting her put Thousands of Dollars into this place BEFORE she owns it.  I'll help her do the "clean out" of all the junk- which is supposedly the biggest concern they have.

The whole thing is dumb. She is approved BY THEM for way more than she is asking for, like $40,000 more.

My last on the Daughter.

Turns out she was kind of freaking out last night when we talked. Biggest concern their inspector had was how much junk was in the house.

Last night the Daughterís Realtor and her Husband went to the house and worked from about 7-12 midnight cleaning the junk out and into a pile outside the house. Also sent a list of what they thought should be cleaned to finish the job.

Today she, I and a Friend of hers hit the house about 10:00. A few others showed to help as well. We swept, wiped down walls, mopped floors, did a lot really. Going back to finish a few things tomorrow.

All this needed done by Tuesday to let the Loan people tell their inspector to go back and check again. No reason it shouldnít pass this time.

It would of needed done anyway. And the daughter was planning to pay $600 to a cleaning crew to get it done.

Now it will be done and it just cost her some pizza and waters.

So junk was the lenders concern? The hell kind of lender is this? What if you wanted to keep the ďjunkĒ you canít buy the house? Never heard of that. The lender should only be concerned if the place is in bad shape and not livable. Or if it has illegal additions and thereís a lien on the house. Thereís no reason why they need to be concerned with stuff in the house.

From how I understand it, their Inspector that does the value of the place said because of how messy it was and in dire need of being cleaned, it wasnít worth much and was only a Flip House.

Now all the junk has been removed and everything cleaned and swept/mopped.

Their guy said what it was worth was the same value as her offer, when the house is worth probably $40,000 more. Basically he was being a dick.

She will find out this week.

Oh and itís a 4/2/1 not a 3/2/1. But the drive has been done where you could park 6 cars with no problem plus the garage. Big paved area in the back under a huge tree and a decent sized shed.

Hit a small snag that going to delay the closing a week or so.

Nothing major just going to take a bit to get all the documentation together. This would be so much easier if I had a job.

It just get a little frustrating. Iíve been in business for 22 years now. Survived the worst recession since 1973 and two ex wives. I have 7 full time 50 hour a week guys and 2 part time college students.

7 years ago I took my savings and bought my little place on Lowery for cash so I wouldnít have a mortgage. Since the divorce Iíve lived small. Not a lot of expenses to cover so I paid myself like an employee and reinvested profits in the company.  I have a lot of toys but I did not buy new or pay full price for them.  I saved and then bought. You can get a heck of a deal on most things if you have a wad of cash in your hand.

I feel like Iíve handled my finances responsibly but the banking industry looks at me sideways like Iím a drug dealer.

Apparently living a debt free lifestyle canít be comprehended by bankers.

Iím done ranting now. This will be done soon enough and you guys will be invited over for good fishing, good food, and a few adult beverages.

Dude I hear ya.

After we moved to Florida with both of us working and selling the old house in Pa, the only debt I had was my truck loan and our house loan.

I tried to buy a Sportster that had 450 miles on it but was 7 years old. I figured no problem. Wrong.

When I went to my bank first thing he said was it was to old for a loan. Ok no big deal give me a Personal Loan. Nope.

He said I didnít have any Credit. I asked what do you mean? He said you donít have any debt. I said I donít owe anyone and I pay cash. He said that doesnít count.

He told me to get a Credit Card and put something on it. I said ok then pay it off right? Oh no worse thing you can do. You have to make payments for a year or more to Establish that you make your payments on time and your vehicle and house donít count.

I couldnít get anyone to give me a card. Had to PAY to get one and Pay a Annual Fee for it.

After a year I started getting CC offers and started taking them. No kidding my first CC was a $300 limit, all anyone would give me and had like a 28% interest.

I dumped it as soon as I could. Now I got a 800+ Credit Rating and can get almost anything whether I can pay for it or not.

That is crazy but itís how our system works.

Iím getting to the point now where I donít care either way. I have a little house on a little lake thatís paid for. I want the bigger house on the big lake that comes with a big mortgage, but I donít need it.

Iím so busy at work that I donít have time to move anyway.  We had gotten the RV Park close to back on schedule and my client asked me to jump into another priority project for a week. So last week we spent in Apollo Beach getting an extension of a boulevard ready to build. This morning 6 transports are headed to pick up my tonka toys and take them back to the RV park where we now have to make up for last week. Iím honestly looking forward to the housing market slowing down a little.

That would not surprise me Rick. Iím pretty sure I sent them the 2018 corporate return as soon as it was finished back in early March.  The secure email service they use only saves my sent items for 30 day so Iím not sure but I had already scanned it and had a copy in my file.

This is becoming a very arduous task but I feel that we are very close. 

Yesterday I talked to a buddy who was in Banking for 25 years and he calmed me down a bit. The problem is with the new banking laws put in place after 2008 and the Patriot Act. Apparently My financials fit the profile of a drug dealer or someone laundering money for terrorists. Having multiple accounts with large deposits, a minimum debt to income ratio and running a small business so efficiently just doesnít seem believable.

I donít know many things but Iím good at getting paid to play in the dirt. I also know to listen to people that are smarter than me. So Iíve structured the business finances the way my CPA and lawyer tell me to, and itís worked.

Unfortunately 95% of America lives paycheck to paycheck and are drowning in CC debt. Including the people who are reviewing and approving my loan app and how I do things just doesnít seem possible to them.

If I want the house, I just have to play their game and wait them out...

So I wait.

Too late!  I spent 4 hours pressure washing that monster dock yesterday, for the first and last time.

Iíve got some of my boys coming out this weekend to help with the out side stuff and I hired movers to take care of the house. Iím going to try and just supervise. Weíll see how that goes.

The first fish off the dock. My fishing buddy/realtor brought his son with him for the final inspection on closing day.

D day is here.

Yesterday the new furniture was delivered by two nice young men who like money so I hired them to come over after work to help with the move. They loaded up my motorcycle trailer with everything we had packed so we have room this morning to finish the packing and take apart my wall unit so it will get through the door.

The movers will be here in 6 hours to get the big pieces and whatever is left.  We may not get everything over today but I sold the place with a June 1st closing date so we have time.

Made it.

First morning at the port. Yesterday was choreographed chaos at best.  The movers showed up at 9. I had the rail off the deck so they back up to it. By 11:30 everything was in the truck. The only complication was the fridge. We had to take the handles off it and the front door to the house off the hinges to get it out. The problem came when I went to rehang the Hurricane battered door. Irma had beat on that door for 5 hours and bent the hinges. 3 trips to my truck for progressively larger hammers finally did the trick.

Unloaded at the new house by 3 and the cable guy was early. Got the WiFi set up. FedEx came a little later and I got my Verizon network extender set up. We went from almost no service inside to a full 5 bars in the middle of nowhere.

I hung a few TVs, found the coffee machine, showered and hit the bed, completely exhausted.

Todayís plan is to fish a little then head to Home Depot for a dryer cord, old house, three prong plug, then try to get my office functional.

Weíre going over to the old place this morning to get the rest of my rod shop and the stuff out of my storage conex.

Yesterday I ran down to the north end of Kissimmee. I was barely on plane (35 mph) so I could graph the bottom and it still only took 18 min to get there. The water is way down and dirty. Caught a few random dinks but no pattern or size.

Tomorrow Josh is coming over and weíre going to do some exploring.
